On October 17, 2024, the homeowners of Sycamore Run voted to approve an amendment to the our covenants that establishes rental restrictions. The association members recognize that an owner-occupant is both psychologically and financially invested in a home to a greater extent than a renter, and thus owner-occupants maintain their property better than renters generally.

First Amendment – Rental Restrictions
A general summary of the restrictions are as follows. This is by no means a comprehensive list. Please reference the link above for the complete list of rules and restrictions.
- No more than (5) lots in Sycamore Run may be leased or rented to non-owner occupants
- If (5) or more lots are already being rented, the owner will be placed on a waiting list. Once a position opens up, the HOA will notify the first homeowner on the waiting list.
Any owner wishing to convert their home into a rental property must adhere to the following requirements:
- For a period of (2) years after an owner’s acquisition of a lot, the owner cannot lease or rent such lot. After a period of (2) years, the lot will be eligible to be leased if the rental cap is not exceeded and all other rental restrictions have been met.
- Once the time requirement has been met, the property will be eligible to be rented.
- Owners must provide the HOA with a copy of the lease – personal identification info like SSNs can be redacted.
- No leases shall be for less than (1) year.
- No short-term rentals are allowed, e.g. Airbnb or VRBO.
- Subleasing is prohibited.
- Homeowners are required to provide copies of the Sycamore Run covenants and restrictions to tenants prior to the effective date of the lease.
- The owner must provide the HOA Board with names and contact information of the tenant(s) and any other adult residents living in the home.
- Homeowner must not be delinquent in payment of any HOA dues or assessments. If at any time an owner becomes delinquent, the HOA Board shall have the right to revoke the owner’s right to lease their lot.
- Regardless of who is living in the home, the homeowner is still responsible and liable for compliance with all of the Sycamore Run Governing Documents.
If Sycamore Run is already at the rental cap, homeowners are allowed to contact the HOA Board to request a hardship exemption. Such decisions will be at the sole discretion of the Board. Examples of undue hardship could include:
- Death of a homeowner or family member
- Divorce or marriage of a homeowner
- Necessary relocation of residence due to a change in employment retirement
- Necessary relocation of residence due to mental or physical infirmity or disability

As of February 1, 2025, there are (5) rentals in Sycamore Run and there are (0) homeowners on the waiting list.
